an early 70’s fast track development
Ferndale is a town 10 miles from the Canadian border with the Salish Sea to the west and farmlands & the foothills of the Cascades to the east. It borders the Lummi Nation on its southern border & has a history of light industry including dairy & window manufacturing. The home was built as part of a larger development in 1971.
Inspection of the crawl space revealed a careless approach to supporting the floor joists in numerous locations.
The kitchen laminate wood flooring had been damaged by water. The wood was attractive yet once damaged difficult to repair without complete replacement.
Vinyl flooring was installed in the kitchen & carpet throughout the rest of the house including the living, dining & bedrooms.
A limited budget & limited curb appeal
Several portions of the the asphalt shingled roof were repaired as well at the siding on the south side which had water intrusion issues. Although the home could have used a complete repainting of the exterior, budget allowed only selective painting to protect vulnerable areas. The vinyl windows were in good condition & the garage received a new metal insulated panel door.
