Framing nearly complete with a new view "pop out" overlooking the Hood Canal

The dry spell has really helped with both demolition, haul away & framing of the new structure - built upon the bones of the 1971 steel chassis. Occasional strong northly winds, funneling down the canal from around the northern end of the Olympics, remind us of just how hammered this peninsula gets with more extreme weather in the late fall / winter. The roof is mostly sheathed and temporary tarps well secured for moisture control.

The roof (and replacement walls) have been partially framed

The original metal roof has been so degraded by years & years of deferred maintenance. There were sheets of corrugated clear plastic that were placed on the top as a futile attempt to protect the metal and the interior below from the weather. This allowed for a multitude of leak spots, rot & an extensive ant colony which thrived in the moist, moldy environment.

South end of the mobile with the original, ant infested roof being removed. The extended dry weather has been a great help and now we’re prepared with 20’ x 20’ tarps both for protection from the inevitable turn in the weather & for concealment from any overly curious onlookers.

The rehab continues….

The vintage 1971 roof has been removed at the north end as well as most of the interior wall sheathing, revealing a fragile, barely self-supporting box. The plan will be to now carefully install a light weight stick framed roof that doesn’t overload the bearing capacity of the walls.

A Plan for the Hood Canal project

Progress is being made in the scrap out & gutting of the mobile interior in preparation for the big move - removing & replacing the roof…

The goal will be to somehow retain the basic structure and to add a visual & practical sliding glass door connection to the extended deck. Also, the current roof is nearly flat and, upon its removal, the new structure will allow for a “cathedral” type ceiling with a far more spacious feel over the entire view side of the mobile.

Interior painting complete & Exterior painting nearly complete

What a difference a new roof and exterior painting have done to the exterior appeal of the home. The bright white trim give the window openings a dynamic look & make the porch entry sequence feel more inviting. We opted to repaint the existing gutter assembly in lieu of replacement to save on costs. Any deformations will be carefully tapped out to give the gutters & downspouts a straight, uniform look.

A freshly painted interior with decorative lighting at the entry foyer will create a welcoming environment for a buyer’s future dinner party guests and the homecoming of their loved ones.

Shelton house now secure

The wicked witch is dead! Met the sheriff for the final eviction of the drug crazed inhabitants and all was quiet and peaceful. They were gone. Signed the final legal papers, secured the home with new locks, set up security cameras and now the fun begins….

We will “scrap out” the home and do our analysis. So far, the hardwood floors look good but the downstairs carpet will need to go. Bathrooms (tile floor) and kitchen are in surprisingly good shape. We will need to get all new appliances, including a gas wall oven ($$$$$).

We were reminded of the lesson that each home has a history which usually precedes the latest nefarious or unfortunate owners. A previous owner put a lot of effort and care into finishes - granite kitchen counter tops & bathroom tile floors, for example.

Listed and now under contract

After a last minute scramble with cleaners and shelving to be installed, we went live. And now, a few days later, we’ve found a buyer and are under contract with a closing set for end of April. Soon it will be time to look for & begin our next project…

Final touches....listing next week

Changing the color with a fresh coat of paint. There was enough damage to the original paint that the new paint was warranted. We also preferred a more neutral color, more appealing to more potential buyers. Yesterday the broad expanse of gravel parking was softened with beauty barked planting strips - here with the addition of three medium sized rhododendron bushes.

Allyn Mobile Exterior & Interior videos

Went back today to add a lock box so I could leave the keys & to provide a combination lock on the front gate. I also added security signage & then filmed the lot & the interior of the mobile.

New mobile home project in Allyn, WA

Took possession today of a mobile home built in 1990. The home & garage structure sit in a clearing surrounded by second growth timber. Each lot in this community has their own well & septic system.

The mobile is in good condition and appears to have been well maintained over the years. The interior will need repainting but flooring & the kitchen will be kept as is after a deep cleaning.

The tenant has cleared out the inside and will be removing exterior belongings as well. Yes, the bus below still runs….
